A short-stay needs its registration
Western Australia requires every short-term rental to be on the state's register, and in the Perth metropolitan area an unhosted stay is exempt from development approval only when it is let for 90 nights or less in a 12-month period. Registration and approvals stay with you as the host; we look after the turnovers.
Moving out of a city apartment
WA compares the property condition report written when you moved in with the one done at the final inspection. We clean the apartment to the first so the second matches it, including inside every cupboard, the fridge and freezer and behind the appliances, and you get timestamped photos of each room the same day.
Buildings with a front desk

The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.

How is a bond released in WA after the clean?
Bonds are held by the Bond Administrator and released through BondsOnline once the final inspection and outgoing property condition report are done. If the claim is disputed, the Commissioner for Consumer Protection decides, with an appeal to the Magistrates Court.
What does an end-of-lease clean on a Perth CBD apartment cost?
