How the handover works in Western Australia
Western Australia uses a property condition report at both ends of the tenancy. The landlord or property manager arranges a final inspection, and the report from the start is compared with the one from the end to separate fair wear and tear from damage and cleaning. Bonds sit with the Bond Administrator and are released through BondsOnline; since 28 March 2026 a disputed bond is decided by the Commissioner for Consumer Protection rather than going straight to court.

When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
Perth questions
Moving out in Perth, answered.
How is a rental bond released in WA?
Bonds in Western Australia are held by the Bond Administrator and released through BondsOnline. Since 28 March 2026 anyone named on the rental agreement can apply for the release once the final inspection and property condition report are done. If the claim is disputed, the Commissioner for Consumer Protection makes a determination, with an appeal to the Magistrates Court.
How does the property condition report work when I move out?
WA uses the property condition report at both ends of the tenancy. At the final inspection each room is recorded again and compared with what was written when you moved in, to separate fair wear and tear from damage and cleaning. You have the right to be at the home for the inspection.
What changed in WA bond disputes in 2026?
From 28 March 2026 a disputed bond in WA is decided by the Commissioner for Consumer Protection, who reviews the evidence both sides submit instead of the matter going straight to the Magistrates Court. The determination is a free service, and either side can appeal to the Magistrates Court within seven days of the decision.
What if something is flagged after the clean?
Send us the inspection notes within 72 hours of the clean and we come back and re-clean the flagged areas free of charge.
