We charge a flat rate per job rather than by the hour, so there is no meter running and no line-item creep. Orison is not registered for GST, so nothing is added to the figures below.
Short-stay turnover
A full changeover between guests: clean, reset, stage and restock, finished with the 9-shot photo audit.

There are no gap sizes: a 2- or 3-bedroom changeover is quoted inside the $210 to $450 range, and we confirm the exact figure before booking.

Whole-home end-of-lease and bond cleans, taken to the standard agents sign off on and finished with the same 9-shot photo audit.

Commercial & office
Offices, clinics, strata common property and warehouses are quoted per site, not off a table: floor area, wet areas and kitchens, frequency and the access window. We walk the site, then give one flat rate per service.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.
- Carpet steam cleaning
- Exterior windows above ground level
- Mould, biohazard or severe contamination remediation
- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
