Hosting in Perth: the Western Australia rules
Western Australia requires every short-term rental to be on the state's short-term rental accommodation register, and in the Perth metropolitan area unhosted short-term rental accommodation is exempt from development approval only when let for 90 nights or less in a 12-month period; hosted stays are exempt statewide. When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.

Does a Perth short-stay need to be registered?
Yes. Western Australia requires every short-term rental to be on the state's short-term rental accommodation register, with its registration number on the listing. We do not register properties for hosts.
Do I need council approval for my Perth short-stay?
WA Planning says hosted short-term rental accommodation is exempt from planning approval across Western Australia. In the Perth metropolitan area, unhosted short-term rental accommodation is exempt from development approval when it is let for 90 nights or less (non-consecutive) in a 12-month period; beyond that, development approval from the local government applies. Councils outside the Perth metropolitan area, including in the Peel region, set their own requirements. Registration is needed either way.
Who runs the WA short-stay register?
The WA Department of Local Government, Industry Regulation and Safety, which publishes the register and its FAQs on wa.gov.au. Registration is separate from any council approval your property needs.
What if a guest reports a problem after a turnover?
Short-stay hosts get a free return within 24 hours if anything from a turnover is flagged.
