Airbnb and short-stay turnovers in Sydney.
Hosting in Sydney? Your listing needs its STRA Register number, and in Greater Sydney a place let without you living there is limited to 180 days a year, so each of those stays has to earn its review. We clean, reset and stage between guests, restock to a documented standard and send the photo audit before the next check-in. From $210 a turnover.

- Free return within 24 hours
- 9-shot photo audit every changeover
- $10m public liability, police-checked specialists
- HEPA-filtered equipment on every job
The room-by-room task list is further down this page, so this page stands on its own.
Hosting in Sydney: the New South Wales rules
Every short-term rental in New South Wales must be on the state's STRA Register, and in Greater Sydney a property let without the host living there is limited to 180 days a year. We handle the cleaning and restocking; registration, levies and approvals stay with you as the host.
Flat rate per turnover
Changeovers from $210 for one bedroom to $450 for four. Entry or deep cleans are twice that, touch-ups half. Linen and amenities are on the rate card.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.
- Carpet steam cleaning
- Exterior windows above ground level
- Mould, biohazard or severe contamination remediation
- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
“It feels like a home away from home. The apartment was clean and tidy and has everything you need for a weekend away.”
“The place was everything we wanted, very well equipped. Will definitely recommend to family and friends.”
Sydney questions
Hosting in Sydney, answered.
Does a Sydney short-stay need to be registered?
Yes. Every short-term rental in New South Wales must be on the STRA Register kept by NSW Planning, and non-hosted stays in Greater Sydney are limited to 180 days a year. We do not register properties for hosts; the NSW Planning Portal has the current rules.
Do you turn over short-stays in Cronulla and the Sutherland Shire?
Yes. The two guest reviews on this page were left for a Cronulla apartment Orison turned over, and the Sutherland Shire is part of the Sydney area we cover.
What does the NSW short-stay code of conduct cover?
NSW Fair Trading administers a code of conduct for short-term rental accommodation that applies to hosts, guests, booking platforms and letting agents, and it can place people who breach it on an exclusion register. It sits alongside the STRA Register, not instead of it.
What if a guest reports a problem after a turnover?
Short-stay hosts get a free return within 24 hours if anything from a turnover is flagged.
