What we plan for in Bondi
Parking and access, sorted before the day
Street parking near the beach is tight and plenty of the older blocks are walk-ups. When you ask for a quote, tell us the floor, whether there is a lift, and how we get in (a key safe, a lockbox code or keys left with someone), and the job is planned around it.
Beach in, beach out
Sand ends up in the beds, the shower recess and the corners of the floor. Turnovers vacuum throughout and mop the hard floors, remake every bed with fresh linen and clean the shower, screen and recess, then photograph each bedroom and bathroom separately.
Bins on the right day
A turnover ends with the bins emptied, relined and taken out or to the chute, and that is one of the nine shots in the audit, so you can see it was done without going round.
Two services, flat rates
The same rate card as everywhere we work: one price for the job, agreed before we start, and no GST added because we are not registered for it.
Short-stay turnover
A full changeover between guests: clean, reset, stage and restock, finished with the 9-shot photo audit.

There are no gap sizes: a 2- or 3-bedroom changeover is quoted inside the $210 to $450 range, and we confirm the exact figure before booking.

Whole-home end-of-lease and bond cleans, taken to the standard agents sign off on and finished with the same 9-shot photo audit.

Send us the property and we will confirm the exact figure before booking. A house is priced at the unit rate for its bedroom count, plus 15%.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

- Exterior windows above ground level
- Mould, biohazard or severe contamination remediation
- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
