A unit is priced on its bedrooms, $340 for a studio to $690 for four. A house is the unit rate plus 15%, so a four-bedroom house is $794. You get one number for the job before we start, with no GST on top.
The outside is part of the handover
On a house the inspection does not stop at the back door. An end-of-lease clean takes in cobwebs inside and out, window tracks and sills, the laundry tub and the space behind the machines, and the patio swept and washed.
Book it for after the removalists
The deepest parts of an end-of-lease clean, inside every cupboard and wardrobe, the fridge and freezer, and behind and under the appliances, can only be done once the home is empty. Book the clean for after the furniture has gone and we photograph the empty rooms as they are handed back.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste

When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
