Check the by-laws before you list
Every NSW short-term rental must be on the STRA Register, and in Greater Sydney a place let without the host living there is limited to 180 days a year. In a strata building there is one more question: since April 2020 an owners corporation can, by special resolution, pass a by-law banning short-term letting of a lot that is not the host's principal place of residence.
Warehouse conversions
High ceilings, exposed beams and big windows hold dust in places a quick clean misses. An end-of-lease clean takes in the ceiling fans, light fittings and vents, cobwebs, the blinds, and the windows on the inside, and a deep turnover adds the skirtings, door frames and window tracks.

The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
