Buildings with rules
CBD buildings commonly have a building manager and strata by-laws covering lifts, the loading dock and visitor access. Tell us what yours asks for, such as a booked lift, a loading dock slot or signing in at the front desk, and we plan the job around it.
Keys at the front desk
If keys or fobs are left with the concierge, in a key safe or in a lockbox, tell us when you book. Access is agreed with you before the first job, not worked out on the day.
Moving out of a city apartment
Book the end-of-lease clean for after the removalists, while any lift booking is still in place. Inside every cupboard, the fridge and freezer, and behind and under the appliances are part of the clean, and the bins go to the chute or the bin room.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.

Do you clean apartments in the Sydney CBD?

What does an end-of-lease clean on a CBD apartment cost?
$340 for a studio to $690 for four bedrooms, one flat rate for the job with no GST on top. If the agent flags anything within 72 hours of the clean, we come back and re-clean it free.
Can I run a short-stay in a CBD apartment?
In New South Wales the property must be on the STRA Register, and in Greater Sydney a place let without the host living there is limited to 180 days a year. Your building's by-laws matter too: an owners corporation can, by special resolution, ban short-term letting of a lot that is not the host's principal place of residence.
