What we plan for in Manly
Same-day changeovers
When one guest leaves at ten and the next arrives at three, the turnover has to fit the gap. Give us your checkout and check-in times, or calendar access, and we schedule to them; the audit photos reach you before the next guest does.
Stock you do not have to manage
We can supply and change the linen and restock amenities to a documented standard at each turnover: $44 per king, queen or double bed, $38 per single, and $22 or $32 for standard or premium amenities.
Balconies and outdoor areas
A balcony or patio is swept on every turnover and washed, with the outdoor furniture wiped, on a deep clean. It is also the ninth shot of the photo audit, so you see the view your guests will.

The same rate card as everywhere we work: one price for the job, agreed before we start, and no GST added because we are not registered for it.

A full changeover between guests: clean, reset, stage and restock, finished with the 9-shot photo audit.

There are no gap sizes: a 2- or 3-bedroom changeover is quoted inside the $210 to $450 range, and we confirm the exact figure before booking.

Whole-home end-of-lease and bond cleans, taken to the standard agents sign off on and finished with the same 9-shot photo audit.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.
