Sand comes back from the beach
Guests bring it in on their feet, their towels and their bags. Every turnover vacuums the floors throughout and mops the hard floors, strips and remakes the beds with fresh linen, checks under the beds and cleans the shower, screen and recess, so the next guest does not find the last one's beach day.
Salt air on glass and rails
Close to the water a film settles on windows, mirrors and balcony rails. Mirrors and glass are on every clean, the balcony or patio is swept on every turnover and washed on a deep clean, and the outdoor area is the last shot of the photo audit.
Summer weekends turn over fast
Tell us your checkout and check-in times, or give us calendar access, and we schedule each turnover in the gap. A same-day booking is +20% on the rate card, and nothing else changes.

There are no gap sizes: a 2- or 3-bedroom changeover is quoted inside the $210 to $450 range, and we confirm the exact figure before booking.

Whole-home end-of-lease and bond cleans, taken to the standard agents sign off on and finished with the same 9-shot photo audit.

Send us the property and we will confirm the exact figure before booking. A house is priced at the unit rate for its bedroom count, plus 15%.

What is not included
The flat rate covers the room-by-room task list. These are outside it and are never quietly added.

- Post-construction dust and trade residue
- Moving heavy furniture or storing belongings
- Walls, ceilings or surfaces above normal reach
- Rubbish removal beyond normal household waste
- Specialist stain treatment, pest control or licensed trade work
When the price may change before we start
Condition loading is not an automatic surcharge. If one of these applies, we inspect, put the revised flat rate in writing, and only then book the work.
- The property is larger, fuller or dirtier than the details provided.
- We inspect it and send a revised flat rate before any work starts.
- Access is restricted by stairs, a lift, parking, keys or a tight window.
- We confirm access and any parking cost before the booking is accepted.
- Heavy grease, mould, pet hair, construction dust or hoarding is present.
- We scope it separately, and we may decline work we cannot do safely.
- You add rooms, linen, amenities or tasks after the quote.
- We confirm the revised price and timing before the extra work begins.
- The job is same-day or on a public holiday.
- The published 20% or 12.5% adjustment applies, and we say so before booking.
No condition loading is added after a clean. If the scope changes once we are on site, we stop and confirm the revised price before continuing.

Can you supply linen and amenities for a Cronulla short-stay?
Yes, if you want us to: linen is $44 per king, queen or double bed and $38 per single, and amenities are $22 standard or $32 premium. They are changed and restocked to a documented standard at each turnover.
What does an end-of-lease clean in Cronulla cost?
Units are $340 for a studio to $690 for four bedrooms, and houses are the unit rate plus 15%. In NSW the agent checks the property against the condition report from the start of your lease; we clean to it, and if anything is flagged within 72 hours we come back and re-clean it free.
